Singapore HDB give each singapore couple 2 chances to buy new HDB flats and unlimited chances to buy resale HDB flat.........ideally, many want to buy a new unit at prime area (e.g. bukit merah, kallang, queenstown, clementi)........thats a dream............and a beautiful dream indeed.........that dream should be fulfilled if you are rich...........but if u are just average.......theres a better alternative i feel..........an alternative that can better protect u, your bank and your love ones.........:-)
oh no.......buying resale flats should not be an alternative in today property market sentiments...unless u are eyeing those resales flat at ulu area like Jurong West Extensions.......in my humble opinion, nowadays resale market is out of control........allow me to share my little experience of mine........before i finally make up my mind to buy my new clementi 5 room unit.........i spend half a month with my wife to look look see see at resale market....remember i am those action type........if i dont take action to know, i will never know......so after some viewing, i realise those 3 rooms resale flats around Ang Mo Kio central is asking for 300k ........i faint.......some more are close to 30 years old, the year i am born....and if compare, my new clementi unit(5 room) only 365k......of cos i buy my clementi unit........so resale market is definitely out of question at today market for singaporeans......unless you are foreigners and do not have a choice but to buy resale flats..........
so singaporeans should buy new units but where?.........cos now new unit at prime area is so expensive......at this moment, i feel first time HDB flat buyer should buy those units at punggol/ buangkok...........yes abit ulu u complain....but its cheap and subsidised flat........ plus government got a plan for those areas....but 1 trick is.......do not spend too much money on renovations.......spend more money on your furnitures to bring out the taste in you instead.......why like that u grumble?..........dont forget when you shift house 5 years later........u cannot bring your renovations with you......alot of good people spend alot of money on their first renovations.........but when their 5 years HDB rule is up.......they want to sell their flat for some reasons........they find they cannot bring their renovations with them.....and thats a bad experience.......
so for today market sentiment, the master plan for first time average income home buyer is........
step 1.) buy a new new and cheap unit at ulu but with a government vision(punggol 21+) area like punggol/sengkang/ buangkok.....no matter what the price of houses at these areas is, i dont think can win prime area like bukit merah/ kallang.......so u borrow less and is more comfortable...........
step 2.) renovate the house at minimum cost and spend more on furniture instead.....dont renovate until like a palace..........when u sell then u realise u cannot take your palace with you.
step 3.) 5 years later then sell this unit and earn your first pot of gold.......and use the money wisely...........use the first pot of gold to subsidise the purchase of your dream place at prime area.......why prime area?..........lets face it......prime area got more convenience, better schools, better facilities/ amenities.......remember you are bringing your furnitures with u, so u save up and no need waste money buy new furnitures........cool huh........

This I agreed with you. In the first place, I also chose to buy the flat near bungkok mrt cuz is cheaper & the location is not bad.
I also not going to renovate much in my new house, most will be diy by my husband & me but will buy many beautiful items to decorate my house:)
Me thinking of selling my flat five years later although maybe will cry abit in my heart & miss my first hsh:)
Do you know what plan the government had in bungkok/sengkang area?
U have made your choice wisely.......this all i can say....thats a right move....happy for u...i also feel sad after selling my punggol house of 5 years......but life must goes on.......government plan has that punggol 21+ plan...... guess will it affect sengkang/ buangkok area somehow.........
